Lingerfelt is proud to announce the groundbreaking of its White Oak Distribution Center development, a premier two-building industrial campus totaling 373,360 square feet, located at 1101 Tech Park Place in Sandston, Virginia. Lingerfelt acquired the land parcel on May 30, 2025, and finalized construction financing with South State Bank on July 23, 2025. The project’s general contractor, ARCO Design/Build, officially commenced site work on November 18, 2025, marking a major step forward in delivering much-needed Class A industrial space to the Central Virginia market. RK&K is the project’s civil engineer. Both buildings are scheduled for delivery in Q3 of 2026.
White Oak Distribution Center is positioned on 41.3 acres of M2-C land in eastern Henrico County, and is designed to meet the growing demand for modern logistics, warehousing, and distribution space. The site offers immediate access to I-64 and I-295, proximity to Richmond International Airport, connectivity to the region’s major transportation corridors, and immediate adjacency to a growing data center presence in White Oak Technology Park, making it ideal for both regional and national users.
The project features two high-efficiency tilt-up concrete buildings designed for flexibility and operational performance. Building 1, totaling 196,560 SF, will deliver with 32 docks, 2 drive-ins, 182 car parks, and 15 trailer drops. Building 2, totaling 176,800 SF, will deliver with 31 docks, 2 drive-ins, 281 car parks, and 14 trailer drops. Both 36’ clear height facilities will be delivered with ESFR sprinklering, LED high-bay lighting, expandable 3,000-amp electrical service, and a 200’ shared truck court. Both buildings are designed with rear-load configurations, 60’ speed bays, and 7” 4,000-psi concrete slabs, meeting the needs of modern industrial users seeking high throughput, efficiency, and long-term durability.

Range Commercial Partners’ Matt Anderson and Harrison McVey have been tapped to handle marketing and leasing for the project, and are actively pre-leasing space in both buildings with tenant-specific customization options available.
